Neutralizing Winter Salt Damage

Maintenance · Feb 22, 2025

The severity of Montreal winters demands aggressive de-icing measures by the city and private property managers. Consequently, massive amounts of calcium chloride and road salt are tracked into commercial lobbies daily. If your cleaning vendor treats this like standard dirt, your flooring assets are being systematically destroyed.

The Chemical Reality of Calcium Chloride

Standard neutral floor cleaners (pH 7) are entirely ineffective against winter salt. Calcium chloride forms an alkaline crust when it dries. Mop water simply rehydrates this crust, turning it into an abrasive slurry that is spread across the floor. As this slurry dries, it acts like sandpaper under the shoes of your employees, grinding away the acrylic finish of VCT and etching natural stone.

GraniteEdge Neutralization Tactics

We approach winter floor care as a chemical extraction process, not a sweeping task.

Acidic Rinses

During the winter months, we switch our primary floor cleaning agents to specialized acidic neutralizers. These solutions chemically break down the alkaline salt deposits, allowing them to be lifted in suspension rather than dragged across the finish.

Mechanical Extraction

For high-traffic corporate lobbies, we deploy ride-on or walk-behind auto-scrubbers daily. The machine applies the neutralizing acid, aggressively scrubs the porous surfaces, and immediately vacuum-extracts the resulting liquid. This ensures the salt is physically removed from the building, not just moved around.

Matting Programs

We work with facility managers to implement a minimum of 20 feet of dual-zone scraper and absorber matting at all primary entrances, which our crews vacuum nightly using industrial HEPA equipment.
